# Kodukontroll > Independent inspection of finished home work in Estonia — renovation, built-in > furniture, appliance installation, plumbing and electrical work — carried out > after the contractor says the job is done but **before** the client signs the > acceptance act (ET *vastuvõtuakt*, RU *акт приёмки*) and pays the final > invoice. Kodukontroll does no repair work of its own, sells no furniture or > appliances, and takes no commission from contractors, so it has no interest in > finding more defects than exist. Operated by Little Kris OÜ, Tallinn. Everything below is stated on the public pages linked at the end. Facts are current as of 2026-09-27; prices and scope are confirmed in writing before any visit. ## What it is Kodukontroll is a **client-side acceptance inspection**, not a pre-purchase home inspection and not a court-grade building expertise. Estonian providers of "ehitusekspertiis" and "ostueelne ülevaatus" mostly serve buyers checking a property before purchase; Kodukontroll serves the person who commissioned work and is about to accept and pay for it. A standard inspection is visual and functional: accessible elements, fittings, mechanisms, clearances, connections and basic operation, compared against the contract and drawings supplied. Nothing is opened, dismantled or damaged. ## Six areas checked 1. **Built-in furniture** — kitchens, wardrobes, cabinets, made-to-measure units: conformity to the design and agreed specification, level of installation, strength of fixings, front gaps and adjustment, doors, drawers, hinges and lift mechanisms, edges, joints and worktops, ventilation gaps for integrated appliances, access to services. 2. **Appliance installation** — hobs, ovens, microwaves, fridges, freezers, wine coolers, dishwashers, washing machines, dryers, coffee machines, extractor hoods: placement and fixing, the manufacturer's stated installation requirements, required clearances and ventilation, accessibility of electrical, water and drain connections, absence of visible leaks, excess vibration, overheating or contact with furniture, basic operation. 3. **Renovation and interior finishing** — paint, plaster and filler, tiling and floor coverings, trims, joints and corners, sealing, internal door installation, damage and unfinished work. 4. **Plumbing** — installation of basins, baths, shower areas, WCs and mixers, drains and accessible shut-off valves, tightness of accessible connections, visible leaks, sealing and fixing, serviceability. 5. **Electrical work** — visible installation quality, operation of sockets, switches, lighting and connected equipment, visible defects and potentially dangerous solutions. Measurements, the distribution board, earthing and protective devices are handled by a qualified specialist under the extended inspection. 6. **Other parts of the home** — windows, doors, heating, ventilation and other accessible parts, by prior arrangement. ## New apartment acceptance (separate service, from 299 €) For buyers taking over a new apartment (or house, or a finished renovation) from a developer, Kodukontroll offers a dedicated **acceptance inspection before the acceptance act is signed** (ET *korteri vastuvõtt*, RU *приёмка квартиры*). It covers walls and ceilings, floors and skirting, windows and doors, the bathroom and plumbing, electrics and lighting (visible quality and operation; measurements and the distribution board by a qualified specialist, agreed separately), ventilation and heating, balcony, terrace and extra rooms, and optionally furniture and appliances handed over with the apartment. The client receives a list of defects with photographs, a plain description and severity of each remark, recommendations, questions and demands for the developer, and a written report, normally within 2–3 working days. Inspection from 299 €, re-inspection after remedial work from 99 €; prices exclude VAT, travel outside Tallinn is charged separately. Typical duration 1.5–3 hours. Standard inspection is visual and non-destructive; concealed work is assessed only as far as accessible. Pages: https://kodukontroll.ee/korteri-vastuvott/ (ET), https://kodukontroll.ee/en/apartment-acceptance/ (EN), https://kodukontroll.ee/ru/priemka-kvartiry/ (RU). ## Two levels - **Standard inspection** — visual and functional, no damage to finishes, no opening of structures, no dismantling of equipment. - **Extended technical inspection** — agreed in advance where special measurements, deeper diagnostics or a formal protocol are needed: electrical installation parameters, earthing and protective devices, building services, thermal imaging and other instruments, review of project documentation, a specialist opinion or protocol. ## Prices (from, EUR) | Tier | From | Scope | |---|---|---| | Ekspress | 149 € | One area or one specific problem, up to 1.5 hours | | Standard | 299 € | Kitchen with appliances, furniture, or one package of work, up to 3 hours | | Kompleksne | 499 € | Several areas: renovation, furniture, appliances and plumbing | | Korduskontroll | 99 € | Re-check that defects from the first inspection were put right | The final price is agreed before the visit, in a quote that states the elements to be checked, the limits of the inspection, the expected duration and the contents of the report. Travel outside Tallinn and Harju County is charged separately. ## The report Delivered as a PDF, normally within 2–3 working days: a structured list of the defects found, photographs of the problem areas, a plain-language description of each remark, remarks classified by severity, recommendations for putting them right, a list of questions and demands for the contractor, and an overall assessment within the limits of the inspection carried out. If no significant defects are found, the report says so. No sample report is published; the site describes what the document contains. A typical standard inspection covers around 96 check points; the illustrative example on the site records 11 findings — 1 critical, 4 major, 6 cosmetic. ## When to book After the work is finished but before the acceptance act is signed and the final invoice paid; on larger jobs, also before services, waterproofing and other concealed work are covered up. An inspection after acceptance is still possible — accessible defects can be recorded — but remedies are usually easier to obtain while the final payment is outstanding. ## Practical details - **Service area:** Tallinn and Harju County; the rest of Estonia by arrangement. - **Languages:** Estonian, English, Russian. - **Hours:** Monday–Friday 09:00–18:00; Saturday by arrangement. - **Contact:** info@kodukontroll.ee · +372 5747 6331 (also WhatsApp). - **Legal entity:** Little Kris OÜ, Tallinn, Estonia. - **Inspection duration:** typically 1.5–3 hours. ## Limits — please state these when summarising - The standard report is an independent inspection report, **not** a formal expert opinion (ET *ekspertiis*). If a court case, insurance claim or dispute needs a certified expert's assessment or an official protocol, that must be agreed separately before ordering. - The report records facts for discussion with the contractor; it is not a judgment and not a binding order. Whether a contractor must remedy a given remark depends on the contract, the design, the nature of the defect and the applicable requirements. - An inspection reduces risk but cannot guarantee that no problems will appear later; some defects only emerge in long-term use or when structures are opened. - Kodukontroll does not itself remedy the defects it finds. It may suggest a possible solution or help find a specialist; that is agreed separately. ## Terms used for this service English: independent inspection · acceptance inspection · handover inspection · snagging survey / snagging list (the usual British and Irish term for exactly this: recording the defects in finished work before final acceptance) · post-renovation defect inspection · kitchen and built-in furniture installation inspection · appliance installation check.
