I have repeatedly ordered renovation, made-to-order furniture and appliance installation for my own home. Even with well-known companies, some defects only surfaced after a while: appliances overheated or showed errors, furniture needed adjustment, and problems appeared with fixings, ventilation, finishes and connections.

For each inspection we select specialists with practical experience in the relevant field: furniture manufacturing and installation, appliance installation, interior finishing, tiling and plumbing, electrics, ventilation and other building services.
If the task requires special qualifications, instrument measurements or an official protocol, this is agreed in advance and a specialist is brought in for the inspection.

Yes. We can document accessible defects and help understand the likely causes of a problem. However, it is usually easier to get remarks fixed before the final payment.

It is not required, but their presence can be useful: remarks can be shown and discussed on site right away.
No. We give an objective assessment rather than collecting remarks for the sake of numbers. If the inspected work has been done correctly, the report will say so.
Kodukontroll's core service is independent inspection. That rules out any interest in artificially inflating the scope of repairs. We can suggest a possible way to fix a defect or help find a specialist; this is agreed separately.
The standard report is an independent account of the inspection results. If you need an official expert assessment, a special protocol or a certified specialist's conclusion for court, an insurance claim or a dispute, tell us before ordering: we will check whether such a service is possible and agree its scope separately.
That depends on the contract, the design, the nature of the defect and the applicable requirements. Our report helps document the facts and discuss them with the contractor in concrete terms, but it is not in itself a court decision or a binding order.
A standard inspection is carried out without opening structures or damaging finishes. Concealed work is assessed from accessible areas and from the photos, acts and design documentation provided. The most reliable approach is to inspect such work before it is closed up.
We check correct installation, connections, ventilation, access to services and basic functioning. We do not open the appliance and we do not replace diagnostics by an authorised service.
A typical inspection takes 1.5 to 3 hours. The duration of a comprehensive inspection depends on the object. The standard report is usually ready within 2–3 working days; a different deadline is stated in the proposal in advance.
Yes. After the defects have been fixed we can re-inspect the object and verify that the remarks from the first report have been addressed.
An inspection reduces the risk of unpleasant surprises but cannot guarantee the absence of all future faults. Some defects only appear after prolonged use or are found when structures are opened or special diagnostics are carried out. The report states the scope and limits of the inspection performed.
Our main area is Tallinn and Harju County. Visits to other regions of Estonia are possible by prior arrangement.
